What is “Title”
Definition time! Today’s lexicon is “title.” According to FindLaw©, “title” describes the person who has legal ownership and the legal right to use a piece of property. If someone has a defective title, it can lead to obstacles, such as difficulty establishing ownership of a property or difficulty exercising the rights of said property. Dream Vacation Home
Time for a fun post!!! If you could have a second home ANYWHERE in the world, where would it be? What does it look like? I want to know . . .
My dream vacation home would be in Italy. I have spent two summers in Italy and LOVE the people, food, wine, architecture, language, weather . . . I would enjoy visiting there again some day. If I had a villa, well then.
Let me hear about your dreams.
Staging Strategies for Your House
Staging your home is all about putting the best foot forward for potential buyers. By highlighting its most desirable features, you can draw more interest for your home and leave a lasting impression that is sure to help you sell it more quickly. Here’s what you should keep in mind as you prepare for your next open house or viewing!
Help them visualize it as their own. Make it easier for buyers to imagine themselves making your house their home by removing personal memorabilia, knick-knacks, and photos. Instead replace them with simple décors, such as paintings, nature images, and plants.
Think sleek instead of comfy. Modern-day buyers are leaning toward modern, crisp, clean interiors over comfy, homey looks. When staging your home, keep a minimalist mindset, and incorporate bright colors and metal accents.
Deep clean the small spaces. It's obvious to say you should clean your home before viewing, but don’t forget to cover your bases by deep cleaning the small spots. Take time to scrub porous areas like grout that may hold on to stains and baseboards where small pet hairs and dust love to cling.
Spruce up your landscaping. The first impression your home gives to potential buyers is its exterior. Ensure you have a freshly mowed lawn, neat hedges and shrubbery, bright flowers, and a clean driveway.
Set the mood. A home is so much more than just the way it looks, so you need to appeal to the other senses. Prior to having potential buyers over, set the mood by burning delicious smelling candles and selecting an upbeat, happy soundtrack to play in the background.

Inventory is Down & Sales are Up
Our Gallatin County, Montana #housingmarket continues to favor sellers. Single family home inventory decreased by 66.6% in November. Meanwhile, there was a 39.1% increase in closed sales!
According to DaveRamsey.com, the main reason why we are having a #sellersmarket is because of low mortgage interest rates. Before 2020, mortgage rates for the 15-year fixed-rate mortgage dropped down to 2.69%, which is the lowest it’s been in over 7 years.
This has created fierce competition among sellers because of low inventory and increased demand from buyers. And so sellers have a great opportunity right now to negotiate and get the price they want for their homes.

New Year To-Do List
A new month calls for a new monthly to-do list. Don’t have one prepared yet? Try these three:
1. As sad as it is, it’s time to take down the decorations. But you can still have fun with decorations by keeping a wintery theme.
2. Create a home expense budget sheet for 2021, so that there are no surprises. This will also allow you to plan accordingly for any big plans/expenses for the year.
3. If it’s time to move out, call your real estate agent! There’s no better time than now to start looking toward the future.
